Flats or apartments are very popular for both investment buyers and first time buyers.
With mortgages being so difficult to get hold of now without a chunky deposit there
is also increased demand of quality flats that are available for a long let. One
of the questions being asked during the credit crunch is should I sell my apartment
or should I rent it out? If you don't need to sell then holding onto property is
usually a good investment, however if house prices continue to fall then you could
lose at least in the short term a considerable amount off your investment. By renting
it out however there is no guarantee that your costs will be covered. Look at what
you can expect to get in terms of rental, add on the percentage that an estate agency
will take for managing it, insurance costs and any tax payable and see what your
return will be. Too many people only consider what their monthly rental return will
be on an apartment that is rented out but forget about the other costs involved.

equity then selling your apartment can also be an option but there are not so many
buyers out there at present due to the mortgage issues that we currently have. Historically
property has always been a good long term investment. Whether this will continue
to be the case only time will tell.
